STAGE I: LAND ACQUISITION

SCOPE OF WORK:

  • Site identification and feasibility screening
  • Grid substation proximity and available capacity analysis
  • Legal status verification (land registry, encumbrances)
  • Lease or purchase negotiation
  • Drafting and execution of lease or pre-sale agreements
  • Securing easements for transmission and access

STAGE II: ZONING AND SPATIAL PLANNING

SCOPE OF WORK:

  • Review of existing local zoning plan (MPZP) or general plan
  • Preparation and filing of zoning amendment applications
  • Coordination with urban planners and local authorities
  • Representation in planning procedures and public consultations
  • Monitoring of plan adoption process
  • Alternative: obtaining a zoning decision (WZ) where no local plan exists

STAGE III: ENVIRONMENTAL PERMIT

SCOPE OF WORK:

  • Environmental screening and project classification
  • Preparation of Environmental Information Card (KIP)
  • Environmental Impact Assessment (EIA) report when required
  • Coordination with RDOŚ, sanitary inspectorate, and Polish Waters
  • Management of public consultations
  • Obtaining the Environmental Decision (DŚU)

STAGE IV: GRID CONNECTION

SCOPE OF WORK:

  • Technical feasibility analysis for grid connection
  • Preparation of grid connection application
  • Filing with the relevant DSO or TSO
  • Ongoing liaison and negotiation with grid operators
  • Connection capacity optimisation vs. cost and timeline
  • Securing grid connection terms and signing the connection agreement

STAGE V: BUILDING PERMIT

SCOPE OF WORK:

  • Geodetic base map for design purposes
  • Geotechnical and soil investigations
  • Acoustic assessments
  • Building design (PB) preparation
  • Single-line diagram (SLD) development
  • Site layout plan (PZT) preparation
  • Cross-discipline coordination (fire, H&S, electrical)
  • Building permit application and approval
